EQUITY ENTRÉE

The Equity Entrée product is designed for loans secured by residential real property. It can help your credit union meet your members' equity loan needs by offering a flexible, convenient, user-friendly home equity lending program. Both an open-end and a closed-end program is available. Each program is delivered to you in an electronic format and complies with California state and federal laws. 

Closed-End Program
This program is available to credit unions who offer closed-end fixed-rate home equity loans.

Holden Act Fair Lending Notice
Form #1208
In accordance with the 1977 Housing Financial Discrimination Act, state and federal credit unions must provide this notice to members applying for real estate loans.

Right to Appraisal Report
Form #4115
Required by California State law and Regulation B, the Equal Credit Opportunity Act, this report informs members of their right to receive a copy of their appraisal. This form is only available as part of the Equity Entrée Lending Program and is not sold individually.

Equity Entrée Note
Form #4117
This promissory note binds members to the credit agreement and outlines the terms of default. This form is sold as part of the Equity Entree Lending Program and is not available for individual sale.

Notice of Right to Cancel
Form #4119
When a security interest is taken in a consumer’s primary residence, this Notice of Right to Cancel (Rescind) is required by the Truth in Lending Act to be given to each consumer whose ownership interest will be subject to the security interest. It informs consumers of their right to cancel the loan transaction subject to the limitations provided by the Truth in Lending Act. Available only in electronic PDF or Word format and only offered as part of the Equity Entree Home Equity Loan Package.

Equal Housing Lender Sign
Form #4128
Lets members know that “We Do Business in Accordance With Federal Fair Lending Laws.” This information must be posted by state and federal credit unions offering real estate loans.

FEMA Standard Flood Hazard Determination
Form #4141
Required for all real estate loans. FEMA regulation requires this form to be completed to identify whether the home being used as security for a loan is in a flood area. This form is only available as part of the Equity Entrée Lending Program and is not sold individually.

Deed of Trust
Form #4223
The closed-end deed of trust is the real property security instrument which secures the creedit union's interest in the real property when recorded in the county in which the property is located. This form is only available as part of the Equity Entrée Lending Program and is not sold individually

Closing Disclosure
Form #4251
This form replaces the HUD-1A Settlement Statement form (CU Store Form #4250) and the Final Truth in Lending Disclosure (CU Store Form #4117). Like the Loan Estimate form, the attached Closing Disclosure form is used for transactions without sellers, including fixed rate home equity loans. This form is part of the Equity Entree Closed End Lending program and is not available for individual sale.

Loan Estimate
Form #4261
This form replaces the Good Faith Estimate of Settlement Costs form (CU Store Form #4260) and the Initial Truth in Lending Disclosure (CU Store Form #4117). The new Loan Estimate form is used for transactions without sellers, including fixed rate home equity loans. These forms are part of the Equity Entree Closed End Lending program and are not available for individual sale.
